    Identify opportunities to create uniqueness, memorability, functionality and brand awareness through your buildings and surrounds. During this stage:

    • Develop the ‘Project Brief’
    Once the Project Brief is approved, we move to Stage 2.

    Translate the Project Brief into a tangible design that reflects and exhibits those opportunities.
    • During this stage:

    Your participation is crucial during this stage.  We will regularly engage with you as we go through the creative process to ensure you feel that we are ‘on brief’ and that your needs and expectations are going to be met by the final building.

    Refine the design into a comprehensible project that can be discussed with Council and key stakeholders. During this stage:
    • Consider the functional needs  -  use| access | space | character | innovation
    • Consider the impact - form & material  | internal environment | external environment | urban & social integration
    • Consider build integrity - performance | engineering systems | construction
    • Consult specialist consultants and engineers for advice, design and specialised documentation
    • 3D digital model with a virtual ‘walk-through’ function that allows you to explore how your completed project will look

    Negotiate with Council on your behalf to achieve planning approval.
    • During this stage:
    • Drawings for planning application
    • Liaise and negotiate with Council
    • Adapt and revise design where possible in line with your requirements for the project

    Communicate the design into a set of drawings that is legible, buildable and a clear communication of the quality required to meet your needs. During this stage:
    • Incorporate feedback into the final design – client | engineer | Council | Heritage
    • Bring together documentation including drawings and specifications
      • to communicate with stakeholders – client | investors | board of directors
      • to communicate with authorities and builders
    • Review and adapt as necessary to comply with building codes
    • Submit for building and development approval
    • Supervise the process of tendering or getting quotes for construction
    • Assist with price negotiations
    • Assemble building contract documents

    Observe and review the building progress to help confirm that you are getting what you pay for.
    • Review construction progress
    • Confirm that the contractor is executing the project according to the design documents
    • Resolve unexpected issues and unforseen conditions quickly to minimise delays
    • Review contractor’s claims for payment and delays
    • Review shop drawings and sample submissions
    • Assess completion
    • Ensure all contractual obligations met by all parties

    Our relationship will continue long after the project is complete.  Shortly after the project is completed we will review the process with you; feeding key learnings into improving our systems and approach.  During the next 12 months we will regularly re-engage with you to see how the building is performing and the impact it has had on your business; with any issues that require addressing being handled quickly and efficiently.
